Hudson Pacific Properties has developed a new project named Epic at the corner of Sunset Blvd. and Bronson Ave. in Hollywood, CA. Gensler was the architecture firm that designed Epic with a new interesting solar variant here in Los Angeles.
Netflix signed a lease with Hudson Pacific Properties to fully occupy all 327,913 square feet building to establish it’s headquarters. This is a 13-story building with state-of-the-art office facilities and utilizes numerous adjacent sound stages and production offices. Netflix is planning to move into the building in phases beginning in January 2020. The lease is set to expire in 2031.
EPIC is a vertically stacked and terraced building with panoramic views of the Hollywood Hills, the Pacific Ocean and downtown L.A. The floor-to-ceiling windows and operable glass doors provide direct access to exterior terraces, fire pits, collaboration areas and a rooftop deck with catering pantry. EPIC offers over 25,000 square feet of usable communal outdoor space, a drone landing pad, electric car charging stations, and a parking garage designed to be repurposed into more workspace in an autonomous-car future.
The building incorporates a passel of energy-saving features, including air conditioning that powers down when doors open onto outside decks and let in the fresh air. The building facades feature blue-black windows that are a combination of tinted glass windows and panels of photovoltaic cells. This is a very unique design and hasn’t been done in the city of L.A. before.
It is estimated that Epic’s solar panels will generate only one and a half percent of the power that the building needs. At least this first step will bring audacity and innovation for future better results.
Netflix also signed a coterminous lease extension — through 2031 — for 325,757 square feet of office space at ICON and 91,953 square feet of office space at CUE, both of which are Hudson Pacific assets located on the Sunset Bronson Studios lot.
