The Listing Agent usually will hand out a property description sheet with information like square footage, number of bedrooms and bathrooms and special features. You should keep your own lists: the addresses of the homes you will visit and the main features you would like to see in the house. Here are the steps to do an excellent house tour are:

Before the Tour

• Define your target neighborhoods
• Define your house price limit
• Determined your home features priorities

During the Tour

• Be ready to take off your shoes or wear booties if requested.
• If you don’t want to sign the registration sheet, write our name La Murga Homes and our contact information instead (at the bottom of the post).
• No matter what is the condition of the house, hold any criticism or surprise until after you leave.
• Use your best poker face: don’t show any emotion. Extreme happiness or disappointment might jeopardize your future price negotiations.
• Compare the age of the home with the condition of it.
• Identify the home features that match your priorities and highlight the home features that the house does not have.
• Make a list of possible repairs or changes you would make to the house to make it yours.
• Take pictures if it is possible. Never take pictures of the people living on it, nor the other visitors.
• Listen to exterior sounds that might become a hassle: close freeway, airplanes, helicopters, dog barkings, frequent sirens, etc.
• Listen to other buyer’s opinions.
• Estimate the number of people visiting the house at the time of your visit.
• Never disclose your financial capacity with the listing agent, nor your rush for buying a home.

Questions to the listing agent

The listing agent must have a duty to disclose all possible information of the home they are helping to sell. You can ask the agent:
• How many offers that the owner has received, so far?
• Why are the sellers selling?
• If the home is not a formal house, What includes the monthly HOA fee?
• If all the rooms built had a city license
• If the homeowner will assume possible repairs
• If the homeowner is in a rush to sell the home
• If the homeowner is willing to give a discount to the price

After the Tour

• Estimate the list of possible repairs or changes you would do to each home. You will need to ask your best repairman or contractor.
• Add those values to their asking price, in case the homeowner didn’t want to assume or give you a discount.
• Compare the total values and rank them by price
• Estimate the price/square foot and see which one offers you a better deal
• Estimate the price/bedroom and see which one offers you a better deal
• Share your feelings, emotions, and concerns before making the final decision on the ideal home.
